Valuation

Document
Checklist
Use this 2-minute checker to prepare the VvE, mortgage, renovation, and condition documents that can matter before an Eindhoven apartment valuation.
Use This Before You Request an Apartment Taxatie
Apartment valuations can need more context than a simple home address. The VvE can affect maintenance, shared costs, building condition, and the documents your advisor or lender may ask for.
Ask the selling agent, buying agent, or advisor which VvE documents are available before the valuation request starts.
Send this page to clients who are buying an apartment and still need to collect VvE or renovation documents.
Translate common Dutch terms like VvE, MJOP, servicekosten, reservefonds, and splitsingsakte before a deadline gets close.
Apartment/VvE Document Readiness Checker
Select your situation and the documents you already have. The result shows what to collect before requesting an Eindhoven apartment valuation.
What is the valuation for?
Which extra risks apply?
Which documents do you already have?
VvE documents are preparation, not a valuation outcome.
This checker helps you prepare an apartment file. Your mortgage advisor, lender, and certified appraiser decide which documents and report requirement apply to your case.
VvE Watch Points Before a Valuation
These are not automatic problems. They are the topics that often create follow-up questions if the documents are missing or unclear.
Ask whether the VvE has another maintenance-reserve method or whether a maintenance plan exists but has not been shared yet.
Roof, facade, lift, sustainability, or foundation-related plans can create document questions around cost, timing, and decisions.
Save the monthly service cost information and ask for the latest budget or annual figures if they are available.
Recent meeting minutes can explain decisions, planned maintenance, disputes, or future contributions.

Apartment Valuation and VvE FAQ
Short answers for Eindhoven buyers who need a taxatierapport for an apartment or VvE property.
What VvE documents are useful before an apartment valuation?
Useful documents can include VvE portal access, service cost information, recent meeting minutes, budget or annual figures, MJOP or maintenance-reserve information, and planned works details if available.
What is an MJOP?
MJOP stands for meerjarenonderhoudsplan, a long-term maintenance plan. Rijksoverheid explains that an MJOP can be used to determine the amount a VvE reserves for major maintenance.
Does every VvE need a reserve fund?
Rijksoverheid explains that each VvE must reserve an annual amount for major maintenance, commonly based on an MJOP, 0.5% of rebuild value, or an alternative allowed method.
Do missing VvE documents always block the valuation?
No. Missing documents do not automatically block every case, but they can create follow-up questions. Ask the advisor, lender, or valuation contact what is required for your file.
Are VvE service costs the same as mortgage costs?
No. Service costs are apartment association contributions. They can be useful apartment context, but your mortgage advisor decides how costs are treated in the mortgage file.
How should I use this checklist?
Use it as a preparation tool before you speak with your mortgage advisor, lender, or certified appraiser about the documents needed for your apartment valuation.
