These are the words buyers often see in mortgage emails, valuation requests, and Dutch property documents.
A property valuation for a defined purpose, such as mortgage financing, refinancing, sale, divorce, or inheritance.
The valuation report. Your lender or advisor can tell you which report type is needed.
A Dutch validation institute for residential valuation reports prepared through connected appraisers.
The Dutch register for appraisers. Dirk-Jan is an NRVT taxateur for residential valuations.
Nationale Hypotheek Garantie. If NHG applies, your advisor can confirm the valuation process.
A municipal tax value. It is not the same thing as the market value in a mortgage valuation report.
Market value. The valuation purpose and reference date matter for how this is reported.
Owners association for apartments. VvE documents can be relevant when an apartment is valued.
Renovation specification. This may be requested when renovation financing or after-renovation value is part of the case.

What documents do I need for a mortgage valuation in the Netherlands?
Common items include the lender or advisor message, property address, purchase agreement if buying, floor plan if available, energy label if available, apartment/VvE documents if relevant, and renovation information if renovation financing applies.
Do I need an NWWI taxatierapport?
Your lender or mortgage advisor should confirm this. Many mortgage cases ask for NWWI or validated report wording, so keep the original message and share it before booking.
What does NHG mean for my valuation report?
NHG is the Dutch mortgage guarantee system. If NHG applies, ask your mortgage advisor which valuation process the lender needs for your file.
How long is a valuation report valid?
Validity depends on the report use and lender rules. For NHG physical valuations, NHG publishes a 6-month age rule from the value reference date.
What documents are needed for an apartment valuation?
Apartment cases can need VvE information, service cost details, maintenance documents, and other apartment association information. Ask what is needed before the appointment.
What should expats prepare before a Dutch taxatie?
Save the Dutch email from your advisor, ask which report wording applies, prepare the address and deadline, and use the glossary above to understand the main Dutch terms.
