These terms explain how valuation requests, assignments, fees, timing, cancellations, and report use work for TaxatieEindhoven.com.

1. Business Details

TaxatieEindhoven.com is a dedicated residential valuation service with its own website, intake flow, and service information.
2. Scope of the Service
TaxatieEindhoven.com provides intake and direct residential valuation services in and around Eindhoven. Dirk-Jan Bonenkamp personally prepares valuation reports as a certified appraiser, NRVT taxateur, NWWI taxateur, and licensed valuer.
The service area is roughly 20 km from Eindhoven Centrum. If a property is near or outside that area, the case must be confirmed before the assignment starts.
The current scope includes residential property valuations for mortgage, purchase, refinancing, renovation, divorce, inheritance, sale, and residential investment or buy-to-let purposes where appropriate.
The current scope does not include commercial property valuation, non-residential property valuation, or new-build valuation.
3. Requests and Assignments
A request through the website does not automatically create an assignment. An assignment starts only after the case has been reviewed and the client has accepted the relevant written confirmation, quote, or instruction.
The request form currently asks for name and phone number only. Property details, documents, deadlines, lender instructions, and report purpose are discussed after intake.
If the case is outside the current service scope, or if independence, capacity, documentation, property type, or location prevents acceptance, the assignment may be refused.
4. Applicable Professional and Consumer Terms
Where applicable and provided or declared for the assignment, the Algemene Consumentenvoorwaarden of Vastgoed Nederland may apply to the valuation assignment. These terms are intended for consumer certainty and sit alongside the assignment confirmation, mandatory law, and professional valuation rules.
If the assignment confirmation states that specific professional or consumer terms apply, the client should read them before accepting the assignment. If anything is unclear, the client should ask for clarification before the valuation work starts.

5. Fees
The standard fee for a full validated residential valuation report in Dutch is EUR 599 incl. VAT. VAT, validation charges, and travel within the service area are included.
The following extras are currently EUR 60 incl. VAT each:
- Urgent handling
- Full English translation of the Dutch report
- Renovation valuation surcharge
Special, complex, unusual, or non-standard residential cases may require a separate quote before the assignment is accepted.
6. Payment
Payment is made by bank transfer. Unless the written assignment confirmation says otherwise, payment is due one week after the client receives the report.
If payment is late, reasonable collection steps may be taken. Any statutory rights, consumer protections, and applicable assignment terms remain in force.
7. Timing and Deadlines
The usual turnaround for a standard report is 5 working days after intake, provided the client is available for inspection on time and required information is supplied promptly.
Urgent handling can be 3 working days or less where feasible. Urgent timing depends on availability, property access, document completeness, report complexity, and validation.
TaxatieEindhoven.com can only commit to the parts of timing it controls. NWWI validation timing, third-party responses, lender follow-up, missing documents, and client availability are outside its full control.
8. Client Duties
The client must provide accurate, complete, and timely information needed for the valuation. This may include the property address, valuation purpose, lender or mortgage advisor instruction, relevant deadlines, renovation information, apartment association information, and documents requested after intake.
Incorrect, incomplete, late, or withheld information can delay the report, change the assignment, require extra work, affect the valuation route, or make it impossible to complete the assignment.
9. Documents and Communication
Documents are provided after intake by email or WhatsApp where agreed. The website itself does not currently collect uploaded files.
For a standard house valuation, documents are usually not needed before the first request. Apartment and renovation cases may require additional information after intake.
Clients should not send unnecessary sensitive information. If a document contains information that is not relevant to the valuation, the client should ask before sending it.
10. Inspections and Access
If a physical inspection is required, the client must arrange safe and timely access to the property. Access may be arranged through the owner, seller, tenant, estate agent, or another contact person where appropriate.
If an inspection is booked and the client cancels late, cannot provide access, or does not show up, extra costs may be charged for time already spent and the inspection may need to be rescheduled.
11. Cancellations
If the client cancels before the report is finished, the client pays for the work already performed and time already spent.
If the client cancels after the report is finished, the full agreed fee is due.
If inspection access has already been booked and the appointment is missed, cancelled late, or cannot proceed because of the client or access contact, extra costs may apply for the time spent and the rescheduled inspection.
12. Report Language and English Translation
Validated valuation reports are Dutch by default. A full English translation can be arranged for an extra cost.
The English translation is provided for client understanding. It does not replace the formal Dutch valuation report and should not be treated as a separate official valuation report unless this has been expressly confirmed in writing.
13. Report Use and Reliance
A valuation report is prepared for the stated purpose, property, client, valuation date, and assignment context. It may only be used in line with the report, the assignment confirmation, applicable professional rules, and any lender or third-party requirements.
Use by lenders, mortgage advisors, notaries, other advisors, or third parties depends on the report terms and the relevant rules for the assignment. A valuation report does not guarantee mortgage approval, a specific loan amount, lender acceptance in every case, or a specific valuation value.
14. No Mortgage, Tax, or Legal Advice
Website content, intake communication, and report explanations are not mortgage advice, tax advice, legal advice, buying advice, selling advice, or investment advice.
Clients should speak with their mortgage advisor, lender, notary, tax advisor, legal advisor, buying agent, or building inspector where those areas are relevant.
15. Website Information
The website explains common Dutch valuation topics in English. It is general information and may not fit every property, lender instruction, report purpose, or legal situation.
TaxatieEindhoven.com may update website content, prices, services, and policies. Assignment-specific written confirmations take priority over general website text where they are more specific.
16. Liability
Liability is handled under the applicable assignment confirmation, mandatory law, professional valuation rules, and any applicable professional or consumer terms. Nothing in these terms excludes liability where Dutch law does not allow exclusion.
TaxatieEindhoven.com is not liable for decisions made by lenders, mortgage advisors, buyers, sellers, notaries, tax advisors, legal advisors, building inspectors, or other third parties.
17. Privacy
Personal data is handled according to the Privacy Policy of TaxatieEindhoven.com.
18. Complaints
Questions or complaints can be sent to devastgoedspecialisten@gmail.com. Please include your name, contact details, property address where relevant, and a clear description of the issue.
Professional valuation complaints may also be subject to applicable professional rules or procedures, depending on the assignment and report type.
19. Governing Law
Dutch law applies unless mandatory law says otherwise. Disputes are handled by the competent Dutch court unless mandatory law gives the client another right or forum.
