Three services, three different questions
A taxatie provides an independent market-value opinion for a stated purpose. A building inspection focuses on technical condition, defects and repairs. A buying agent represents the buyer during the search, offer and purchase.
A mortgage buyer may use all three, but one service does not replace the others.
Which question does each professional answer?
The appraiser answers what the market value is for the agreed purpose. The building inspector answers what visible technical issues and maintenance needs exist. The buying agent advises the buyer on the purchase process and negotiations.

Building inspection
Visible technical condition, defects, maintenance points and possible repair-cost indications.

Why the roles cannot simply be combined
An appraiser preparing a mortgage valuation must remain independent from the transaction and other conflicting roles.
Independent appraiser
For an NHG physical valuation, the appraiser may not have been involved in the purchase, sale, brokerage, building inspection or financing.
Buyer representative
The buying agent acts for the buyer, which is different from providing an independent value opinion.
Technical specialist
A building inspector can identify technical concerns but does not establish the formal mortgage market value.
Coordinated timing
You may need several professionals, so align access, documents and financing deadlines early.

What to tell the appraiser
Share enough information to separate the valuation assignment from any buying-agent or building-inspection work already performed.
Property and purpose
Give the address and explain why the lender or adviser requires the value.
Deadline and recipient
State who needs the report, the financing deadline and the inspection-access contact.
Other professionals
Explain whether a buying agent, selling agent, inspector or mortgage adviser is involved.

List the purchase agreement, lender wording, energy label, VvE records and any separate building-inspection report.
Questions about the three professional roles
Does a taxatie include a full building inspection?
No. A taxatie is not a specialist bouwkundige keuring or technical guarantee.
Can my buying agent also prepare the mortgage valuation?
The mortgage appraiser must meet independence requirements. A professional involved in the purchase or brokerage should not perform that independent valuation.
Do I need all three services?
Possibly. The lender may require a valuation while you separately want technical inspection and buyer representation.
