The VvE is part of the apartment context

Apartment buyers acquire a private apartment right and a share in the wider building. The appraiser therefore reviews relevant VvE finances, maintenance planning and decisions alongside the apartment, location and comparable sales.

A healthy VvE does not guarantee a higher value, and a weak VvE does not produce a fixed discount. Send the available documents early so the complete context can be assessed without avoidable delay.

VvE documents that give useful context

Prepare the deed of division and drawing, recent annual accounts, the current budget, service-charge information, meeting minutes, the multi-year maintenance plan (MJOP) and details of the reserve fund.

Also share planned major work, special owner contributions, disputes, arrears or insurance issues that appear in the documents. These records do not replace the physical inspection or comparable-sales analysis, but they can explain obligations and differences between otherwise similar apartments.

Annual accounts and budget

Show the VvE’s income, expenditure, arrears and current financial position.

Reserve fund and MJOP

Connect available reserves with expected maintenance, timing and estimated future costs.

Minutes and planned work

Reveal approved projects, disputes, special contributions and decisions not obvious from the budget.

VvE document checklist before the inspection

Ask the seller, selling agent or VvE manager for these records as early as possible.

Collect the financial records

Send recent annual accounts, the current budget, reserve-fund information and details of any arrears.

Include the MJOP and documents about approved roof, façade, lift, sustainability or other major work.

How VvE information enters an apartment valuation

No single VvE figure determines the market value. The documents are interpreted together with the physical apartment, building, location and relevant apartment sales.

Special contributions

Approved projects may affect owner costs and buyer expectations, depending on their scope, timing and financing.

Questions about VvE health and apartment value

Does a low VvE reserve automatically reduce the value?

No fixed deduction applies. The reserve is considered together with the MJOP, building condition, planned work, owner contributions and market evidence.

Can the valuation proceed when VvE documents are missing?

Ask before booking. Some files can start while documents are collected, but missing information can delay the report or prevent relevant questions from being resolved.

Does the appraiser audit the VvE accounts?

No. Relevant records are reviewed for the valuation; this is not a legal, technical or accounting audit of the association.

Which documents should an expat request?

Ask for the deed of division, annual accounts, budget, MJOP, recent minutes, service charges and information about planned work. Dutch documents can be discussed during the English-language intake.
