Dutch mortgage files often use short labels such as NWWI, NRVT, NHG, gevalideerd taxatierapport, physical valuation, and hybrid valuation. Those terms are easy to mix up, so the lender message should be checked before the assignment is accepted.

Save the exact wording

Keep the message from your mortgage advisor, lender, notary, or broker. The small words around NWWI, NHG, validation, deadline, or report type can matter.

Gather property evidence

Collect the purchase agreement, property address, energy label, renovation notes, apartment or VvE details, and any inspection or condition information.

Check timing early

The usual report turnaround is 5 working days after intake. Urgent handling can be 3 working days or less where feasible and costs EUR 60 incl. VAT.

Commercial properties and new-build valuations are outside the current scope. If your case is unusual, ask your advisor what evidence is accepted before you book.

How to decode report wording

Report labels are short, and that is where mistakes happen. Read the lender message literally, then ask which report type is accepted for your file.

NWWI wording

If the message says NWWI or gevalideerd taxatierapport, the request usually concerns a validated residential report checked through the validation body.

NHG wording

NHG files can require a full validated report or an approved hybrid valuation. Your advisor should confirm which option applies to your mortgage file.

NRVT wording

Physical or hybrid

Do not guess from the title alone. Property type, loan level, renovation plans, and lender policy can affect whether a physical inspection is required.

What to send in the first message

A report requirement question should start with the original lender wording. That wording shows whether the discussion is about validation, NWWI, NHG, NRVT registration, physical inspection, hybrid valuation, or a different value proof.

Property and purpose

Share the address, property type, and reason for the valuation. Mention whether the file is for a purchase, refinance, renovation financing, sale decision, personal matter, or another residential property question.

Deadline and recipient

State who needs the report and by when. If a lender, mortgage advisor, broker, notary, legal advisor, or tax advisor is involved, say which person or organization will use the value.

Original wording

Copy the exact Dutch or English wording you received. Keep terms such as NWWI, NHG, NRVT, taxatierapport, validation, WOZ, market value, and inspection visible instead of rewriting them loosely.

Available files

List what you already have: purchase agreement, ownership information, energy label, VvE documents, renovation plans, inspection notes, photos, or any lender checklist. Missing files can be added after intake.
