What the numbers mean

The €817,548 Villapark and €304,714 Lakerlopen figures are averages of different Funda samples, not a Tongelre range that can be applied to every address. The €5,296 and €4,278 per m² indicators also depend on the size, type and condition of homes listed in those periods. Muschberg/Geestenberg and Tongelresche Akkers show why nearby settings can produce different headline numbers even inside one stadsdeel.

The CBS €449,000, €364,000 and €395,000 WOZ averages are tax-assessment measures for separate rows. They are not live asking prices, completed-sale medians or the answer to a lender’s question. A mortgage valuation must use the individual home, stated purpose, valuation date and relevant completed comparables.

These public listing examples are not valuations of those homes. A last asking price is not automatically a final transaction price. The report uses suitable completed comparables and explains why each one is or is not relevant.

The CBS rows show a clear internal contrast. De Laak has 57% single-family homes and 45% owner-occupation, Doornakkers has 74% single-family homes and 42% owner-occupation, and Oud-Tongelre has 67% single-family homes and 46% owner-occupation. The district therefore contains apartments, rented homes, family terraces, semi-detached houses, detached homes and newer developments. A Villapark property should not be compared with a Doornakkers terrace simply because both have a Tongelre address.

The inspection and document review should establish legal living area, plot boundary, outbuildings, access, maintenance, insulation, heating, solar installation and energy label. Extensions, converted attics, garages and garden rooms need evidence. For an address near Tongelresestraat, Wolvendijk, ’t Hofke or a railway crossing, check traffic, parking, evening activity and crossing times. For Urkhoven, Karpen or Koudenhoven, check drainage, access, plot, privacy and any environmental constraints. For Tongelresche Akkers or Sectie-C, check the status of planning documents and whether the surrounding setting is already built or still changing.

Market outlook

The Sectie-C area framework describes an almost eight-hectare transformation with roughly 1,400 planned homes, creative workspaces, social facilities, greener public space and more walking and cycling connections. It records a framework timeline and possible future transport connections, but the framework, permissions, phasing and final design can change. The Berckelbosch project page similarly describes a revised plan of approximately 455 homes while responses and plan changes are being studied.

The Kanaalzone-Zuid regulation provides further planning context for a green mixed residential, work and education district beside the Eindhovens Kanaal. These documents identify potential change; they are not a guarantee of delivery or future price growth.
