What makes sense: Strijp-S has the density, tenure and apartment pattern expected from a recent urban district. Maarheeze has the lower m² price, larger-house profile and owner-led village pattern expected from a low-density setting. Eindhoven Centre can have the highest m² price alongside a lower WOZ row because smaller apartments and the Binnenstad sample change the mix. What looks strange: Aalst appears to sit below its WOZ on asking price. Its WOZ and asking rows describe different geographies, so start with a boundary check.
What is rising, what is falling, and what can be tested next
