The €388,095 Blaarthem figure is an average asking price for the Funda sample, not a median transaction price. The €4,698 per m² indicator and 29 days selling-time measure also depend on which homes happened to be in the sample. Bennekel-Oost and Bennekel-West/Gagelbosch show why nearby areas can produce different numbers even inside Gestel. A buyer should compare property type, area, plot, condition, energy label and exact street rather than copy a district average into an offer.
The €318,000 and €416,000 CBS WOZ averages are tax-assessment measures for two separate statistical rows. They are not live asking prices, completed-sale medians or the answer to a lender’s question.
